(t) To carry on all or any of the businesses usually carried on by land investment, land development, land mortgage and real estate companies in all their several branches;

(w) To carry on in the Colony of Hong Kong or elsewhere the business of hotel, restaurant, cafe, tavern, beer-house, refreshment-room, billiard table and lodging house keepers, shop-keepers, shop-owners, house-owners, publicans, licensed  victuallers, wine, beer and spirit merchants, brewers, malsters, distillers, importers, manufacturers and any other business which the Company may now or at any future tune consider can be conveniently carried on in connection with its business;

(x) To acquire by purchase, subscription or otherwise and to hold for investment or otherwise and to use, sell, assign, transfer, mortgage, pledge or otherwise deal with or dispose of stocks, bonds, or any other obligations or securities of any corporation or corporations; to merge or consolidate with any corporation in such manner as may be permitted by law; to aid in any manner any corporation whose stock, bonds or other obligations are held or in any manner guaranteed by the corporation and/or in which the Company is in any way interested; and to do any other acts or things for the preservation, protection, improvement or enhancement of the value of any such stock, bonds or other obligations, or to do any acts or things designed for any such purpose; and while owner of any such stock, bonds or other obligations to exercise all the rights, powers and privileges of ownership thereof, and to exercise any and all voting powers thereon;

(y) To borrow or raise or secure the payment of money in such manner as the Company may think fit without limit as to amount and in particular but without limiting the foregoing to issue debentures or debenture stock (perpetual or otherwise) ， and to secure the repayment of any money borrowed, raised or owing by mortgage, charge or lien upon all or any of the property or assets of the Company both present and future including its uncalled capital and also by similar mortgage, charge or lien to secure ， and guarantee the performance by the Company or any other person or company of any obligation undertaken by the Company or any other person or company as the case may be;

(aa) To promote and assist, financially or otherwise, corporations, firms, syndicates, associations, individuals, and others; to become a member of any partnership or a party to any lawful agreement for sharing profits or to any union of interests, agreement for reciprocal concessions, joint venture, or co-operation or mutual trade agreement with any person, association, partnership, co-partnership, firm or corporation that is carrying on, or engaging in or that is about to engage in any business which this Company is authorized to carry on, or that is conducting or transacting any business capable of being conducted so as directly or indirectly to benefit this Company;

（aa）在财政或其它方面，促进和帮助各类公司、商号、财团、协会、个体及其它单位，争取通过合法协议成为其伙伴关系，以分享利润；争取成为利益团体的一员，达成一致互惠协议；坚持与任何个体、协会、合伙企业、合作关系、商号或公司一起开展、从事或进行公司授权的所有商业活动：包括合资、合作或相互贸易协定；能够管理或办理所经营的任何业务，以便直接或间接使公司受益。

b) To purchase or by any other lawful means acquire and protect, prolong and renew, throughout the world any patents, patent rights, copyrights, trade marks, processes, protections and concessions which may appear likely to be advantageous or useful to the Company and to use and turn to account and to manufacture under or grant licenses or privileges in respect of the same, and to expend money in improving or seeking to improve any patents, inventions or rights which the Company may acquire or propose to acquire;

b) 通过购买或其他方式获得、保护、延长并重申一切有益于或有利于本公司的专利、专利权、版权、商标、工艺程序、保护措施及让步政策，并根据其进行运作、开发、发放执照、授予其特权进行生产。出资致力于寻求和完善公司可能得到或计划得到的任何专利、发明或其他权利。

 (cc) To invest the moneys of the Company upon such investments (other than shares in the Company) or property in such manner as may from time to time be determined and to the same extent as natural persons might or could do, to purchase or otherwise acquire and to hold, own, maintain, work, develop, sell, lease, exchange, hire, convey, mortgage or otherwise dispose of and deal in, lands and leaseholds, and any interest, estate and rights in real property, and any personal or mixed property and any franchises, rights, licenses or privileges necessary, convenient or appropriate for any of the purposes herein expressed;
